Due Diligence
Lutzky Associates provides comprehensive site and due diligence reviews including evaluation of geotechnical reports, environmental studies, title encumbrances, seismic issues and flood plain conditions. Lutzky Associates also evaluates all jurisdictional/entitlement requirements including zoning requirements, mapping, site plan approval processes, building permit processes, EIR requirements, CEQA requirements, etc.

Team Assemblage
Lutzky Associates will prepare and implement a detailed Request for Proposal (RFP) process to qualify potential development team members (i.e., architect, engineers, general contractor, key consultants and sub-contractors). Lutzky Associates then prepares and negotiates contracts for the Owner's execution with each team member. Thereafter, Lutzky Associates administers the contracts and coordinates the services of each development team member.

Conceptual Design Coordination
Based upon the Owner's criteria and goals, Lutzky Associates coordinates the preparation of conceptual design alternatives. Such alternatives include various site and floor plan configurations, architectural elevations and construction types.

Budgeting and Scheduling
Throughout the design and construction process, Lutzky Associates continually monitors the project budget and schedule to insure that the Owner's specific cost and delivery requirements are satisfied.

Entitlements
Lutzky Associates pursues all necessary entitlements for the property. Such entitlements may include mapping, use permits, variances, building permits, etc. In addition, Lutzky Associates will manage and oversee your EIR process or CEQA filings.

Design Supervision
Lutzky Associates supervises and coordinates the efforts of the architect, engineers, and various consultants. Periodic meetings are held and progress cost estimates are prepared to insure that the design conforms to the Owner's functional, aesthetic and budget requirements. Additionally, Lutzky Associates conducts Value Engineering, Constructability, and Deliverability reviews throughout the design process.

Construction Management
Lutzky Associates provides the following construction management services:

  • Contract negotiation and administration
  • Project meetings and jobsite administration
  • Preparation of payment applications, lien releases and funding requests
  • Coordination of shop drawing and submittal approvals
  • Coordination of contractor Requests for Information (RFIs)
  • Schedule and budget conformance
  • Evaluation of change orders
  • Jurisdictional dispute resolution
  • Coordination of plan compliance
  • Close-out verification (i.e., warranties, record documents, Certificate of Occupancy, etc.)

    Marketing
    Lutzky Associates organizes and executes comprehensive marketing programs. Such efforts include preparation of all collateral materials (brochures, signage, project data sheets, advertising), coordination of legal documentation (leases, sale agreements, tenant improvement work letters, occupancy addendums etc.), and cooperation with the brokerage community (on either an open or exclusive listing basis). Lutzky Associates also negotiates leases or sale agreements; and directs interior improvement design, permitting and construction.

    Property Management Coordination
    Lutzky Associates coordinates all its activities with the Owner's property manager or in-house facilities management group, as applicable. Such coordination includes:

  • Project start-up assistance
  • Coordination of Life cycle cost analysis for Mechanical and Electrical systems
  • Insurance compliance and evaluation of cost reduction alternatives
  • Initiation of efficient maintenance alternatives
  • Preparation of initial operating budgets
  • Tenant move coordination
  • Construction period parking mitigation, if applicable
